Who says you can't time a market? I say you can and here is why! Interest rates are under 4%, the lowest rates in the history of our country. The historical average in the USA for mortgage interest rates are over 8.5%. Why is that significant? Lets talk payments. Say you want a payment of $1500 per month. Lets assign $500 per month for taxes and insurance. The payments on the remainder goes as follows; 4%=$214,00 house, 6%=$173,000 house, 8%=$136,000 house. This simply means that your payment dollars can buy more house now than ever in our history. The market for waterfront has stabilized and we have actually been experiencing appreciation in our waterfront properties over the last 18 months. Our inventory levels are the lowest that they have been in seven years. The low inventory has begun to push prices higher for both beach and bayfront properties.
